Dublin has a hard jump from 2,100 to 13,000. No room sits between the Bord Gáis Energy Theatre and the 3Arena. Touring acts at the 4,000 to 6,000 tier either skip the city, downsize, upsize into oversized rooms, or burn multiple nights at smaller venues.

Ceardlann is a creative production campus for Ireland — a single facility combining a 5,000-cap technically advanced live venue, production and rehearsal spaces, Dolby Atmos audio studios, and a workforce academy in partnership with Maynooth University. One capital asset, three revenue streams, each de-risking the others.

West of Dublin city on the DART+ West corridor. Higher-frequency electrified rail is planned from 2029. More viable land economics than central Dublin. A university town with the scale to support a future talent pipeline. Maynooth is the working thesis.
